What we are building

Six 3BHK apartments in Vandalur. That is the whole project, and for now that is genuinely all we can tell you. Sizes, pricing, floor plans and possession dates are not settled yet, and we would rather say so than publish numbers we might have to change. 02 — Where it is

Where it is

Vandalur sits on the Grand Southern Trunk Road at the southern edge of Chennai, where the city stops being a city. Arignar Anna Zoological Park is here: 602 hectares of protected forest, and India's first public zoo, opened in 1855 and moved to Vandalur in 1985. Crescent University has its campus here. Vandalur Reserve Forest sits alongside. It is one of the few Chennai suburbs where the green on the map is real rather than aspirational.
03 — Getting around Vandalur

Getting around Vandalur

Vandalur railway station is on the suburban South Line, a short walk from the site. Getting to Tambaram is a few minutes by road and Chennai airport is under 16 km.

The bigger change is the Kalaignar Centenary Bus Terminus at Kilambakkam, which opened on 30 December 2023. It covers 88.52 acres with 215 bus bays and cost Rs 3.94 billion, and every southbound long-distance bus in Chennai now leaves from here instead of CMBT.

A Vandalur metro station is part of the approved Chennai Airport to Kilambakkam corridor: 15.46 km, 13 elevated stations, Rs 9,335 crore, which received central approval on 12 May 2026. Construction has not begun and no opening date has been announced. Anyone telling you the line opens in 2027 is guessing.

Vandalur is priced well below what a comparable home would cost closer to the city center. Our own project in Velachery sits at the premium end of that scale; Vandalur, in the same six-home format, comes in at a fraction of it. That gap is the entire argument for buying here, and it is also the reason to be clear-eyed about what you are trading away.
05 — What Vandalur gets wrong

What Vandalur gets wrong

Healthcare is thin. There are local hospitals, but anything serious means Tambaram or Chromepet. Last-mile transport within Vandalur is poor, so you will want a vehicle even though the rail and highway links are good. Shopping and eating out beyond the everyday means driving. Internal roads in parts of the area still need work. None of this is a reason not to buy here. It is a reason to know what you are buying.
06 — Does Vandalur flood?

Does Vandalur flood?

It is the question every Vandalur buyer asks, and most builders skip it. The honest answer is that it depends on the street and on how far the land sits below GST Road level, not on the suburb as a whole. We finished Shashti Avenue in Vandalur in June 2022 and it has been through four monsoons since. When the Annex site levels and drainage are fixed we will publish them here, along with what actually happened at Shashti Avenue during those monsoons.
